Make sure that your builder clearly states the details of the materials he used for the building. Be it the raw building materials like bricks, cement, steel, etc., or the structural fittings such as electrical wiring, pipes, and tapes. Switches, etc., the builder should mention everything in the document. 

Can I get a clean division between the common area and the built-up floor within the apartment?

If you are buying an apartment, you should know the difference between the common area and the built-up floor. The built-up area is the size of your house considering the exterior walls, while the common area is that piece of land that you have to share with others. Understanding this difference will help you not get cheated by a builder.
