Luxury ski accommodation in Japan includes private chalets with natural hot spring baths, penthouses that open straight onto the slopes, and small ryokan where dinner is taken as seriously as the skiing. Across Niseko, Hakuba, Furano and Rusutsu, the properties that stand out tend to do one thing exceptionally well, whether that is skiing from the front door, a private onsen at the end of the day, or a level of space and privacy that few places offer.
Tsubasa at Hanaridge
Tsubasa at Hanaridge in Niseko looks like it could double as a James Bond villain's Niseko hideout. At 530 sqm, it has five bedrooms, a 40 sqm indoor-outdoor onsen, a fitness room and dedicated ski storage and drying areas.
Winter stays also include a butler service and two chauffeured vehicles, available for trips around Hanazono, Hirafu, Niseko Village, Annupuri and Kutchan. That takes care of much of the usual ski-holiday logistics, including getting to the slopes and heading out for dinner without somebody having to drive.
Tsubasa is particularly well set up for families and larger groups, with two master suites, flexible king or twin rooms and a bunk room for children.
Kazahana at Hanaridge
Kazahana at Hanaridge is another impressive Hanazono chalet, with five bedrooms across 499 sqm and space for up to 14 guests.
Three bedrooms have king beds and ensuite bathrooms, while two bunk rooms make the layout particularly good for families. The main attraction is the private natural onsen, with both indoor and outdoor hinoki baths. There's also a media room, wine cellar and plenty of space around the double-height living and dining areas.
Kazahana sits in a forested part of Hanazono, around five minutes by car from the resort. It isn't ski-in/ski-out, but it offers far more privacy than most Niseko accommodation, which is concentrated around central Hirafu.
MUWA Niseko
MUWA Niseko sits directly on the slopes in Upper Hirafu, with accommodation extending through hotel-style rooms and suites to four and five-bedroom penthouses.
Selected residences have their own open-air baths, while the larger apartments include full kitchens and substantial living spaces. MUWA Niseko also has an onsen, spa and restaurants in the building, along with ski rental, equipment storage and other services geared towards getting guests onto the mountain quickly.
The location is the biggest draw. You're staying directly on the slopes at Grand Hirafu, so there’s very little excuse for not making it out on the first lift.
Sansui Niseko
Sansui Niseko also has one of the better ski-in/ski-out locations in Hirafu. Its ski entrance connects directly with the Grand Hirafu Family Course, while the Ace Gondola is around 150 metres away. Ski rental and lessons can also be arranged downstairs.
The rooms start with studios, while the larger suites have full kitchens and separate living areas. At the top end, the three and four-bedroom penthouses include private onsen, with the four-bedroom Yotei Penthouse measuring 315 sqm.
You’ll also find communal and private onsen, a spa, gym and children's playroom. Sansui retained its Michelin One Key in 2026, making this the third consecutive year it has received the award.
Aspect Niseko
Aspect Niseko sits in Hirafu's Middle Village, with large serviced apartments looking towards Mount Yotei, the ski slopes and the village.
The two and three-bedroom apartments already provide plenty of room, but the five-bedroom entire-floor residence is the standout. At around 300 sqm, it sleeps up to 12 and comes with five bathrooms, two kitchens, two living areas and two laundry rooms.
Aspect isn't ski-in/ski-out, but its ski valet and private transport service have that covered. Staff can store and transport your equipment, and provide lifts around Hirafu, including to the ski area. Restaurants and bars are also close enough to reach on foot.
One Happo
One Happo is a five-bedroom chalet on the ridge opposite Happo-One, between Happo Village and Wadano. Forbes previously included it among five of Asia's most luxurious ski chalets, and the facilities include an onsen, sauna, fitness room, pool, bar and ski storage.
The chalet has large shared living and dining spaces, giving groups plenty of room to spend time together without feeling crowded. Its elevated position also gives it wide views across Happo-One and the surrounding mountains.
Despite the private setting, it isn't cut off from the village. Restaurants in Wadano are around five minutes away on foot, while Happo Village can be reached even more quickly via a path down from the property. The lifts are also within walking distance, although One Happo isn't technically ski-in/ski-out.
Phoenix One
Phoenix One is a four-bedroom chalet in Lower Wadano, spread across three floors and 283 sqm.
The wellness facilities are extensive for a private chalet. There is a large granite onsen-style bath, infrared sauna and private gym, along with a ski drying room, heated boot rack and generous open-plan living space overlooking the forest.
Happo-One is around a kilometre away, and guests can use shuttle services rather than walking with their equipment. Happo Village is less than five minutes away on foot, while restaurants, bars and cafes are scattered around Lower Wadano itself. For a family or smaller group that wants serious chalet facilities without the scale of One Happo, Phoenix One sits nicely in between.
Roka Hakuba
Roka Hakuba is an excellent choice for groups who want a large, modern apartment and direct slope access.
The residences sit at the Sakka base of Happo-One with genuine ski-in/ski-out access. Apartments have two, three or five bedrooms, with the largest penthouse measuring 317 sqm and providing five bedrooms and five bathrooms.
That amount of bathroom space is genuinely useful for a large group, particularly when everybody is trying to get ready at the same time. There is also on-site concierge service, ski storage and daily housekeeping.
Upper Wadano is quieter than central Happo Village and Echoland, so Roka makes most sense if skiing and space matter more than having Hakuba's biggest concentration of bars and restaurants outside the door.
Alpinarc6
Alpinarc6 is another contender for the James Bond villain hideout award, mainly because of its size and uninterrupted views across Happo-One, the Olympic ski jumps and the Japanese Alps.
The 300 sqm chalet has six bedrooms and comfortably sleeps 16, with four bathrooms and six toilets. Two kitchens, two dining areas and two living rooms make it much easier for several families to share the house without everybody having to use the same space all evening.
There's also a large Japanese-style bath overlooking the mountains, a fireplace, heated floors and a private ski drying room. Echoland's restaurants are close by, while resort shuttle stops are around 200 metres away.
Hakuba Hifumi
Hakuba Hifumi is a very different kind of luxury to Hakuba's large contemporary chalets.
This small, family-run hot spring ryokan in Happo Village is much more Japanese in style, with the emphasis on bathing, food and carefully chosen details rather than huge rooms. Its Japanese and Western-style accommodation includes suites and deluxe rooms with private open-air baths supplied by Hakuba Happo Onsen.
There’s plenty of attention to detail too, including Hifumi's own linen loungewear, organic towels and other carefully selected room amenities. The hinoki baths in some suites add to the distinctly Japanese feel.
Happo Bus Terminal is only a short walk away, making Hifumi particularly appealing for couples who want something quieter and more traditional than a large ski apartment.
Lyra by NOZO
Lyra by NOZO is due to open in December 2026, around three minutes' walk from the Kitanomine Gondola and lifts.
The residences have kitchens, living spaces and laundry facilities, while guests can also use Sugi Spa, the gym, restaurant, bar lounge and bakery at neighbouring NOZO Hotel. Ski storage is available on site as well.
The larger apartments are what make Lyra particularly interesting. Japan Ski Experience is already taking bookings for a 251 sqm three-bedroom penthouse with three bathrooms and space for eight guests, along with a 159 sqm four-bedroom residence.
Furano hasn't traditionally had many apartments on this scale, particularly this close to the Kitanomine lifts.
Fenix Furano Penthouse Suite
Fenix Furano's biggest advantage is very simple: the Kitanomine Gondola is directly opposite the building.
The three-bedroom penthouse measures 110 sqm, has two bathrooms and sleeps six as standard, with room for a seventh guest for an additional fee. Most units also have private balconies, with views either towards Mount Tokachi or Furano city.
There is ski storage, concierge service and a restaurant in the building, while ski rental and more restaurants and bars are close by. The penthouse isn't enormous compared with some of the properties in this article, but when the gondola is around 10 metres away, the location does a lot of the work.
Shiyuki
Shiyuki is a four-bedroom private chalet in Kitanomine, sleeping up to eight guests.
All four bedrooms can be arranged with king or twin beds, which gives families and mixed groups useful flexibility. The second-floor master suite has its own living area as well as a Japanese-style bathroom with a deep hiba wood tub looking across the Furano landscape.
Downstairs, the open-plan kitchen and living area is set up for groups to eat and spend time together, with a wine chiller and Nespresso machine among the smaller practical touches.
There's also a private balcony, parking and concierge support for arranging transfers, ski equipment and other parts of the stay.
Villa Matsu
Villa Matsu is a 200 sqm, three-bedroom chalet in rural Nakafurano, surrounded by farmland with views towards Mount Ashibetsu and the Tokachi mountain range.
All three bedrooms can be arranged as twins or kings, and the villa has two full bathrooms with spa baths, underfloor heating, a heated entrance and a dedicated drying room for ski gear. There is also a fully equipped kitchen, washer and dryer, plus a built-in garage with space for several cars.
The main thing to understand is the location. Villa Matsu is around 12 minutes by car from the Kitanomine Gondola, so it suits guests who are happy to drive in exchange for a quieter setting and more privacy than you'd get closer to the ski area.
The Vale Rusutsu
The Vale Rusutsu is the obvious luxury choice in Rusutsu, with direct ski-in/ski-out access on West Mountain.
Accommodation includes one to four-bedroom residences, with the largest penthouse measuring 286 sqm and sleeping up to ten guests. It has four bedrooms and four bathrooms, along with the large kitchen, dining and living areas you'd expect at that size.
Guests also have access to Kotobuki Onsen, plus reception, concierge, ski storage and an on-site restaurant. An indoor walkway connects The Vale with the wider Rusutsu Resort complex, giving you covered access to restaurants, shops and other facilities.
For Rusutsu, where most of the holiday revolves around the resort itself, that combination of space and direct slope access is difficult to improve on.
