You know how this goes. The roofer shows up in May and does beautiful work. Siding crew arrives in July, different company, also excellent. Window guys in September, referred by your architect, genuinely great at what they do. Everybody gets paid, everybody gets thanked, the house looks spectacular.
Two winters later there's a stain spreading across the ceiling of the guest bedroom.
You call the roofer. He climbs up, looks around, tells you the roof is fine — and he's right, it is. So you call the siding company. They come out, poke at the wall, tell you it's coming from above. Also arguably right. The window installer suggests, politely, that it's a flashing issue and flashing isn't really his scope.
Nobody lied to you. Every one of those crews did their job well. The water is coming in through a place that belonged to none of them.
The Seam Problem
Here's what almost nobody explains before a renovation starts: exteriors don't usually fail in the middle. They fail at the edges.
Think about where the parts of your house physically meet. The roof runs into a sidewall. Windows punch through the cladding. Gutters hang off the fascia, which ties into both the roof edge and the trim. Skylights cut a hole straight through the roof plane. Chimneys, dormers, porch connections, valleys where two roof slopes collide.
Every one of those junctions needs flashing — metal, membrane, sealant, layered in a specific order so water travels outward and down instead of inward. Get the layering backwards and you've built a funnel.
Now consider who owns that layering when four companies are involved. The roofer flashes up to the wall and stops. The siding crew comes months later, cuts their material to fit, and either integrates with that flashing correctly or, more often, seals over it and hopes. The window installer arrives after both and has to weave his own flashing into a wall assembly he didn't build and can't inspect.
Each handoff is a bet. Sometimes you win.
How the Single-Contractor Model Actually Works
The alternative is simpler than it sounds. One company assesses the whole envelope at once, plans the work as a single sequence, and stays accountable for the entire thing.
That changes the conversation early. Instead of four separate site visits producing four separate scopes, somebody walks the property looking at how the systems interact. They notice the gutter is undersized for the roof pitch. They see the window head flashing was never done properly and that redoing the siding without addressing it just buries the problem prettier.
Firms built this way — where roofing services sit alongside siding, windows, doors, and gutters under one roster — plan a project as one continuous envelope rather than four unrelated jobs that happen to share an address. The crew doing the flashing at the roof-to-wall junction is the same organization that will hang the siding into it. Nobody hands off. Nobody guesses what the last guy did, because there was no last guy.
There's also a paperwork reality here that matters more than people expect. One project manager. One permit package. One workmanship warranty covering the assembly rather than four warranties covering four fragments with unclaimed territory in between.
Sequence Is Half the Battle
Order of operations on an exterior project isn't a preference. It's physics.
Roof first, essentially always. It's the top of the water path, and everything below depends on how the roof edge and its flashings terminate. Do the roof last and you'll have crews walking on new siding, dropping tear-off debris on it, and cutting into finished work to tie in.
Siding next, woven into the roof flashings that already exist.
Windows and doors go in coordinated with the cladding, not after it. This one trips people constantly. A window installed into finished siding means cutting back material, improvising a flashing detail, and relying on caulk to do a job caulk was never meant to do. Caulk is a gasket, not a roof.
Gutters after the roof edge and fascia are settled, sized to what the roof actually sheds.
Skylights during the roof, obviously — but I've seen them added a year later, which means opening a brand-new roof plane and hoping the patch holds.
Run this out of order and you don't just risk leaks. You pay for the same labor twice. Tear-out, rework, a second mobilization, sometimes new material because the old material got damaged by the crew that came after it.
Where the Money Actually Goes
Straight talk: a single-contractor bid isn't automatically the cheapest number on paper. Sometimes a specialist shop will beat it on one line item.
The savings live somewhere else. One mobilization instead of four. One dumpster instead of four. One set of scaffolding or lift rental spread across every task instead of rented three separate times. One permit cycle rather than staggered applications with their own review timelines.
And then the big one, which nobody quotes because you can't quote it: no rework. The invisible cost of fragmented exterior work is the second project you didn't plan on — the one where somebody opens a wall in year four and finds sheathing that's been damp since the renovation.
Time compresses too. Four contractors means four schedules, four weather delays, four material lead times, and gaps between phases where the house sits half-finished and exposed. A single team sequences it tight because there's nobody to wait on.
What You Give Up
I'd be doing you a disservice pretending this model has no downside.
You lose the ability to hand-pick the very best specialist for each individual piece. If there's a legendary slate roofer in your county whose work is genuinely in another class, a full-service firm probably isn't going to match that particular skill.
You're also concentrated. One relationship, one company's competence, one company's insurance. If they're strong on roofing but merely adequate on windows, you inherit that unevenness across the whole project.
And the label "full-service" gets abused. Plenty of outfits advertise every trade while subcontracting most of them — which puts you right back in the fragmented model, except now with a middleman marking it up and a thinner line of accountability than if you'd hired the trades yourself.
So the model only pays off if the company is real. Which brings us to the part worth memorizing.
Questions That Separate a Real Team From a Broker
Ask who does the installation. Not "do you handle siding" — ask whether their own W-2 crews do it or whether it goes to a sub. Then ask the same question about every trade in your scope, separately. Watch for the answer that gets vague on one of them.
Ask about manufacturer certifications by category. Roofing certifications, siding certifications, window credentials. These aren't vanity badges — on plenty of products the manufacturer's warranty only activates when a certified installer follows their protocol. A firm claiming five trades should be able to produce documentation for five trades.
Ask who your single point of contact is, by name, and whether that person stays through final walkthrough.
Ask what the workmanship warranty covers — specifically whether it covers the junctions between systems, or only each system in isolation. That answer tells you whether they think about the envelope the way this article does.
Ask who pulls permits and meets inspectors. If the answer involves you doing anything, that's not full service.
How to Read the Seams on Your Own House
Go outside. Look up where the roof meets a vertical wall — a dormer side, a second-story wall above a porch roof. You should see metal stepping up under the siding, not a bead of sealant smeared across the joint.
Check above your windows. There should be a drip cap or head flashing shedding water out over the trim. If the only thing above that window is caulk, water is being asked to obey chemistry instead of gravity.
Look at the fascia behind the gutters where you can see it. Soft spots, peeling paint, dark streaks — that's runoff getting behind instead of into.
Check the soffits for staining, especially near corners and valleys.
Then walk the base of the walls after a heavy rain and look at splash patterns on the foundation. Water landing in the wrong place at the bottom usually means something's misrouting it at the top.
